ファシリティマネージャーは、ホテルとショッピングモールの両方から構成される建物の全体的な監督を行い、効率的な運営とメンテナンスを確保する責任を負っています。CapEx（設備投資）やFFE（家具、備品、設備）の管理、オーナー、資産管理会社、ホテルのエンジニアチームとの調整、品質管理を確実にするための請負業者の監督などを行います。

職務について

業務範囲

• ビル全体の設備投資（CapEx）と家具、備品、設備（FFE）を管理する。

• CapExおよびFFEプロジェクトに関して、予算、スケジュール、実行を含め、オーナーおよび資産管理会社と調整する。

• CapExおよびFFEプロジェクトに関するベンダーおよび請負業者との契約交渉を行い、費用対効果と品質を確保する。

• ホテルのエンジニアチームと協力し、ビルメンテナンスの問題に対処し、安全性と規制基準の遵守を確保する。

• 建設・改修プロジェクトにおいて請負業者を監督・管理し、プロジェクトのスケジュールと品質基準を維持する。

• 建物や設備の定期点検を実施し、メンテナンスの必要性を特定し、問題があれば速やかに対処する。

• ビルシステムや設備の寿命を延ばすための予防保全プログラムを開発し、実施する。

• エネルギー消費量や稼働率などの建物性能指標を監視・分析し、改善のための提言を行う。

• ビルの運営、メンテナンス活動、プロジェクトの状況について、オーナー向けに定期的な報告書と最新情報を作成する。

求められるもの

• エンジニアリング、施設管理、経営管理、または関連分野の学士号。

• アセットマネジメントの実績があり、できればホテルと店舗を併設した複合施設での経験があること。

• 設備投資（CapEx）および家具、備品、設備（FFE）管理に関する豊富な知識。

• オーナー、アセットマネジメント会社、ベンダー、請負業者と効果的にやり取りができる優れたコミュニケーション能力と交渉能力。

• リーダーシップがあり、部門横断的なチームのマネジメント経験があること。

• 建築基準法、安全規制、環境基準に精通していること。

• プロジェクト管理ソフトウェアとマイクロソフトオフィススイートに精通していること。

• 施設管理または不動産鑑定士の専門資格を有していることが望ましい。

待遇その他

• 月額給与：※ご経験・スキル等により応相談

• ｲﾝｾﾝﾃｨﾌﾞ：支給は会社業績による。支給される場合は年収(月給ｘ12ヶ月)の10％

• 手当：通勤補助費(上限あり)、時間外手当(深夜等)

• 保険各種：社会保険(健康保険、厚生年金)、雇用保険、労働災害保険加入
