Citigroup SVP - Facilities Management Sub Region Group Manager (Mumbai) in Mumbai, India

The Fac Mgmt Sub Region Grp Mgr is accountable for management of complex/critical/large professional disciplinary areas.

  • Leads and directs a team of professionals.

  • Requires a comprehensive understanding of multiple areas within a function and how they interact in order to achieve the objectives of the function.

  • Applies in-depth understanding of the business impact of technical contributions.

  • Commercial awareness is a necessity.

  • Generally accountable for delivery of a full range of services to one or more businesses/ geographic regions.

  • Excellent communication skills required in order to negotiate internally, often at a senior level.

  • Some external communication may be necessary.

  • Accountable for the end results of an area.

  • Exercises control over resources, policy formulation and planning.

  • Primarily affects a sub-function. Involved in short- to medium-term planning of actions and resources for own area.

  • Full management responsibility of a team or multiple teams, including management of people, budget and planning, to include performance evaluation, compensation, hiring, disciplinary actions and terminations and budget approval.

Responsibilities:

  • The Fac Mgmt Sub Region Grp Mgr drives the Citi Realty Services (CRS) Vision Priorities and Real Estate optimization in the country and the transformation of the supply chain through transactions, facilities management as well as projects

  • Oversees the managing the Real Estate function and the portfolio to ensure optimum use of space, effective use of the lease contract options and effective disposal/sub-lease of excess/vacant space no longer required.

  • Evaluates industry future directions and relates to future needs and projects constituents or stakeholders.

  • Recommends transactions to improve the cost effectiveness of the portfolio and improve the utilization of existing space ensuring the appropriate space to corporate needs at the lowest possible occupancy costs in the market.

  • Development of innovative solutions and conflict resolution to real estate issues within managed portfolio.

  • Project management, Construction and Renovation.

  • Manage all types of project including building re-stacking and space planning exercises upon request of customers or to optimize building available space usage, within budget cost. Ensure proper management of architects, engineers, contractors, their legal contracts, performance, invoice payments and compliance with schedules.

  • Provide technical and professional expertise on leasing/construction issues for Citigroup/Citibank owned/leased buildings under CRS management.

  • Asset, Facility and Building Operations Management.

  • Ensure the effective building operation and infrastructure to fully support the businesses within the portfolio managed, with the appropriate quality and added value to the customers.

  • Manage the Facilities Management service provider and auxiliary specialized vendors on a day to day basis.

  • Manage the outsourced service desk to ensure that day to day needs of users are appropriately addressed, quality service and added value to the customers.

  • Manage the utility consumption and work closely with the regional sustainability team for environmental sustainability best practices.

  • Manage occupancy related system requirements with the Regional MIS team to ensure proper portfolio and metrics tracking Interactions.

  • Frequent and effective interaction with senior stakeholders at country level and with other internal support organizations including Technology, HR and Procurement.

  • Internally and externally recognized resource that influences the way things are done, not only internally, but beyond the business.

  • Conducting proactive Vendor Management in line with Citigroup procedures; to include maintenance of approved vendor list, tendering, awarding and monitoring of contracts and any other procurement activity related to the Asset Management function Financial Management.

  • Has full responsibility for the Profit and Loss (P&L) of the Portfolio. Establishes and manages the financial budgets (expense and capital) of the Portfolio.

  • Ensures appropriate property expense cost and control. Demonstrate year on year improvement in the expense base reduction and increasing efficiency in premises utilization, as demonstrated by a reduction in the annual cost per seat.

  • Work closely with the businesses and the CRS finance planning team on the allocations and direct charges Safety and Soundness.

  • Ensures compliance with legal, regulatory, safety and environmental agencies to maximize the value of the portfolio and safe operation.

  • Ensure effective CRS control framework (MCA) implementation by coordinating and implementing effective risk, control and close governance to all Citi policies and procedures.

  • Coordinate and ensure successful periodic Internal Audits.

  • Appropriately assess risk when business decisions are made, demonstrating particular consideration for the firm's reputation and safeguarding Citigroup, its clients and assets, by driving compliance with applicable laws, rules and regulations, adhering to Policy, applying sound ethical judgment regarding personal behavior, conduct and business practices, and escalating, managing and reporting control issues with transparency, as well as effectively supervise the activity of others and create accountability with those who fail to maintain these standards.

Qualifications:

  • 12+ years relevant experience

  • Real estate experience, with a senior position within a corporate real estate organization

  • Fundamental understanding of corporate real estate principles and proven ability to deliver sound real estate solutions

  • Excellent communication, analytical skills

Education:

  • Bachelors degree, potentially Masters degree
